12 Step Permitting Process

  • 1) Do you need a permit? Permits are required when you construct, alter, repair, enlarge, move or demolish any primary or accessory structure. 
  • 2) Research and understand local jurisdiction requirements.
  • 3) Gather Information, required documents, forms and requirements.
  • 4) Seek Engineering Approvals, if required.
  • 5) Prepare the permit application, including drawing, if required or helpful.
  • 6) Enter data into database to track permit acquisition workflow.
  • 7) Submit the application and pay fees, in person if advantageous.
  • 8) Plan review & approval. Respond and reply to review comments.
  • 9) Coordinate with Client and Inspectors.
  • 10) Maintain permit compliance during construction.
  • 11) Schedule inspections and accompany Inspector.
  • 12) Close out the permit and retain documentation.

Required Plans & Information

Might Include:

  • Site plan (to scale, showing structures, setbacks, etc.)
  • Construction plans (architectural + structural)
  • Foundation plan (stamped by licensed OK engineer/architect)
  • Proof of ownership (deed or notarized permission)
  • Stormwater management plan (if disturbing ≥1 acre)
  • Carbon monoxide alarm compliance (residential only)
  • Drainage calculations (for site runoff control)
  • Fire Marshal approval (for commercial/larger projects)
  • Zoning approval
  • Contractor licenses
